Job Objective: A brief overview of the position.
Works under the supervision of the Director of Construction Services. Coordinates construction of various new and renovation projects as directed by the director. Ensures projects are completed on time and on budget. Works closely with the Architects, Interior Designers, Engineers and Contractors on all projects. Works in collaboration with the Facilities Department to make sure the Health Systems facilities are well maintained and in good repair at all times. Performs all other duties as assigned.

Education
Required: AA Degree or additional 2 years of related work experience in lieu of degree
Preferred: AA Construction Technology or Architectural Drafting License

Licensure/Certification
Preferred: OSHPD – IOR C level
Experience
Required: 2 years project management experience
Preferred: 5 years in a healthcare setting; experience with state agencies/OSHPD; design development
Essential Responsibilities
Demonstrates compliance with Code of Conduct and compliance policies, and takes action to resolve compliance questions or concerns and report suspected violations.
Coordinates and oversees the construction projects and activities of contractors including the management of budgeted expenses, scheduling, purchasing and construction per department procedures, code guidelines and documents to ensure that the end product meets owners (EMC) specifications.
Prepares space planning and design documents for tenant improvement and remodel projects.
Ensure construction projects are performed within hospital guidelines for infection control and other code requirements.
Coordinate with various departments in the closure and reopening of construction/remodeled areas.
Work with designers to facilitate any design and specification changes while projects are underway.
Ensure that tenant improvement construction in the professional buildings is performed in accordance with regulatory agencies by licensed and insured contractors.
Meet with tenants and/or occupants to discuss and coordinate office improvements, including equipment & furniture.
Prepare estimates and schedules of construction projects.
Coordinate “shut downs” of hospital systems for tie-ins due to construction.
Account for Quality Control on all projects.
Ensure project schedules are met.
Coordinate department relocations throughout the campus.
Pre-approve and review construction billings.
Assist various departments with any construction/maintenance issues.
Assist and coordinate sign design and installation throughout the campus.
Promptly communicate any delay in project schedule.
Works to resolve disputes between contractors and EMC.
Secures permits as required on projects as appropriate.
Works with Local and State agencies, including OSHPD to meet State building requirements as appropriate.
Organize, file and maintain blueprints, building documents & CAD files.
Provide floor plans and construction plans/documents for other departments as needed.
Update plans as construction projects are completed.
Ensures projects are completed on time and on budget. Works closely with the Architects, Interior Designers, Engineers, and Contractors on all projects.
Works closely with the Inspector of Record (IOR) and the Area Compliance Officer (ACO) on the construction work performed under OSHPD jurisdiction.
Works in collaboration with the Facilities Department to make sure the Health Systems facilities are well maintained and in good repair at all times.
Creates and manages project spreadsheets showing equipment purchase and delivery status.
Performs other duties as assigned.
