Primary Responsibilities:
- Perform and/or coordinate the critical and non-critical maintenance services for operation of facility as directed by Chief Engineer.
- Obtain budgets as directed by Chief Engineer.
- Be primary first responder to all maintenance customer emergencies when directed by Chief Engineer.
- Manage vendors and subcontractors.
- Manage customer and vendor relations.
- Manage on-site vendors to ensure customers are protected from downtime and to ensure all services sold are provided.
- Assist in developing and implementing Methods of Procedure (MOPs).
- Assist in preparation of reports of all maintenance activities and distribute as required by Chief Engineer.
- Manage documentation for all contracts, reports, schedules, and databases as required for customer satisfaction.
- Manage and implement maintenance schedules and calendars.
- Report additional services (repairs) as a result of maintenance services to Chief Engineer.
- Perform periodic recording of PDU, STS, UPS, Generators and other electrical systems readings and prepare timely reports.
- Assist in maintaining documentation.
- Determine, prepare and maintain spare parts and tool inventories.
- Manage and update panelboard schedules.
- Periodic check of battery conditions including reviews of battery monitoring reports.
- Coordinate and perform periodic checks of mechanical systems including regularly scheduled maintenance.
- Provide monitoring system management including detailed report on all alarms, lead/lag status, trending reports, periodic test of monitoring systems, detailed Alarm/failure analysis, periodic training of operators.
- Provide/Update and test emergency response procedures.
- Review and update Operations and Maintenance Manuals including posting critical information as required.
- Maintain preventative maintenance records including repair logs.
- Maintain work rule procedures and update documents as required.
- Maintain access control procedures.
- Maintain Labeling Controls.
- Maintain Generator Run Logs.
- Maintain Spill Containment records.
- Maintain As-builts.
- Be available 24 x 7 x 365 via phone with contingency plan.
- Implement safe practices.
- Knowledge of company and customer policies.
- Knowledge of operations of all equipment maintained.
- Intimate knowledge of electrical and mechanical systems maintained.
- Strong ability to troubleshoot and resolve emergency situations.
- Technical skills to review reports from vendors and on-site maintenance associates for concerns and/or issues.
- Ability to write summaries of reports.
- Ability to respond to customer questions, concerns, and emergencies in appropriate level of urgency.
- Demonstrate proficiency in computer programs, such as Microsoft Office.
- Ability to create standard operating procedures relating to work orders, invoices, vendor and company reporting and scheduling.
- Ability to understand, review, and prepare maintenance contracts from company to vendors and from customers to company.
- Ability to prepare estimates for repairs and small maintenance projects.
- Ability to conduct meaningful meetings.
- Strong communication skills.
- Knowledge of proper safety requirements.
- Exposure to electrical equipment.
- Working near low – High voltage circuits within compliance of Arch Flash Rating.
- Assisting vendors with equipment PMs, inspections, and repairs.
- Maintaining and monitoring logs of electrical systems.
- Negotiating through data center aisle ways.
- Working in tight and obstructed areas.
- Ability to lift and maneuver loads up to 50lbs.
- Working environment ranges from inside to outside all weather conditions.
- Exposure to mechanical equipment.
- Working in near proximity to motors, fans, sheaves, belts, compressors, and other mechanical equipment.
- Assisting vendors with equipment PMs inspections, and repairs.
- Maintaining and monitoring logs of mechanical systems.
- Working in tight and obstructed areas.
- Working from elevated platforms, ladders, and lifts.
- Ability to lift and maneuver loads up to 50lbs.
- Exposure to construction activities
- Assist project management team with completion of capital projects.
- Escorting vendors in proper PPE to assist in completion of task.
